Folsom Roofing Installed to the Manufacturer's Spec

Roof replacement, repair, siding and gutters, fitted the way the manufacturer's instructions say — starter course, underlayment, fasteners, ventilation and ridge — because that is the difference between a long warranty and a piece of paper.

What that certification means

GAF Master Elite, and why it is on this page

A manufacturer's tier, not a trade body GAF runs the Master Elite programme and decides who is in it. It is held by a company, checked by the manufacturer, and is the reason the longest shingle warranties can be registered at all.
It governs the whole system The certification is about fitting the components together as the instructions specify — not about the shingle alone.
50 year shingle warranty The shingles we fit carry a 50 year warranty backed directly by the manufacturer, registered against your address once the work passes.
Why the spec matters

Four things that decide whether a warranty is worth anything

None of this is secret. It is printed in the installation instructions that come with every bundle, and it is routinely ignored.

Fitted to the written instructions

Nail placement, nail count, exposure, starter course at the eaves and rakes, and the ridge detail. Each of those has a number against it in the manufacturer's literature, and each of them is a reason a claim gets refused.

GAF Master Elite certified

The certification is what lets the longest warranties be registered on a finished roof. It also means the manufacturer has an interest in how the work is done, which is a useful thing to have on your side.

The components are one system

Underlayment, starter, field shingle, hip and ridge, and the ventilation are designed to work together and are warranted together. Mixing a cheap starter strip into an expensive roof breaks that, quietly.

The paperwork is registered, not promised

The warranty is registered against the property once the work is complete, and you get the documentation. A warranty nobody filed is a conversation, not a warranty.

Six steps

From the first call to the registered warranty

Longer than most roofers list, because the last two steps are the ones people find out about afterwards.

1

The call

The roof's age, what you can see, and whether anything has come inside. That is enough to say whether this is a repair conversation or a replacement one.

2

The survey

About an hour. Squares, pitch, penetrations, the state of the decking where it can be judged, and what the attic says about ventilation.

3

The written estimate

Line by line, naming the shingle line and the components by their actual product names rather than 'premium materials'. You can look each one up.

4

Tear-off and deck check

Everything comes off. Soft or damaged boards are replaced at the per-sheet rate quoted in the estimate, and nothing goes back down over a deck we would not stand on.

5

The system goes on in order

Ice-and-water at the eaves and valleys, underlayment, drip edge, starter, field, hip and ridge, with the fastening pattern the instructions call for.

6

Ventilation, cleanup, registration

Intake and exhaust balanced, the ground swept and magnet-rolled, and the warranty registered with the manufacturer against your address. The paperwork follows by post.

Questions about warranties, mostly

What actually makes a roof warranty valid?

Two things, and the shingle is only one of them. The covering has to be a product the manufacturer warrants, and it has to be installed the way the manufacturer's instructions describe — right fastener, right count, right placement, right starter and ridge, right ventilation. A refused claim is almost never about a faulty shingle. It is about an installation that did not match the paperwork.

Why does the underlayment matter if nobody sees it?

Because the warranty covers a system rather than a product. The underlayment, the starter course, the field shingle and the hip and ridge are designed and tested together. Substituting a cheaper starter strip or a generic underlayment into an otherwise good roof is the commonest way an expensive job ends up outside its own warranty.

What has ventilation got to do with the shingles?

A great deal. An attic that cannot breathe runs hot and damp, which cooks the covering from underneath and shortens its life considerably. Manufacturers know this, so balanced intake and exhaust is a condition of the longer warranties rather than an upsell. If the intake at the soffits is blocked, adding ridge vent alone makes it worse, not better.

Can you lay a new roof over the old one?

It is sometimes permitted and it is almost always a poor idea. Going over the old covering hides the decking entirely, piles weight onto the structure, traps heat against the new material and rules out the longer warranties outright. It also leaves the next roofer two layers to strip instead of one, which you pay for later. We tear off.

What do the wind ratings on shingles mean?

They are a tested figure for a shingle installed exactly as specified — usually with a particular nail count and a sealed starter course at the edges. Fitted with four nails instead of six, or without a proper starter, the same shingle does not carry the same rating. The number belongs to the installation as much as to the product.

Is algae resistance worth paying for?

In this part of South Jersey, generally yes. The dark streaking on north-facing slopes is airborne algae feeding on limestone filler, and the resistant lines carry copper granules that suppress it for a stated number of years. It is cosmetic rather than structural, but it is the thing most people notice first about a ten-year-old roof.

How long does a replacement take?

A typical single-family roof here runs one to two days: strip and weatherproof on day one, covering and detail work on day two, with a sweep at the end of each. Steep pitches, several elevations and poor weather all stretch that. You are told the expected run at the point the estimate is written, not on the day the container lands in the drive.

What happens to the warranty if we sell the house?

The 50 year shingle warranty is a manufacturer's warranty registered against the property, and manufacturer warranties of this kind are generally transferable once, within a set window after the sale, sometimes with a fee. The exact terms are in the registration documents we hand over, and those documents are worth keeping with the deeds rather than in a kitchen drawer.

Who you are calling

A crew that reads the instructions

A small outfit covering Folsom and the Atlantic County towns nearby. The certification matters less than the habit that sits behind it: fitting a roof the way the people who manufacture the materials say it should be fitted, and being able to show afterwards that is what happened.
